Our Fees

Lettings and Management is a very serious responsibility that requires expert knowledge of property, regulation, tenant selection, and financial management/protection.

Our fee structure is simple, yet reflects the expertise and workload required in providing a highly effective service that removes stress, time, and risk from your plate. Financial losses associated with poor management or lack of regulation knowledge can be very significant. Your rental property should be an asset, not a liability. You could risk losing everything just to save a relatively small fee.

Management services from Crown Rentals go far beyond the basics of rent collecting and basic maintenance. Talking to us in depth about your rental property could enable you to find ways of improving its profitability - sometimes enough to cover the cost of management fees.

LANDLORD REFERRAL OPPORTUNITY

If you are happy with the services we provide, you would naturally be happy to recommend and refer us to other landlords.
Please do refer us to other landlords and, if they take up our services too, we will reduce your management fee by 0.25% for each newly referred landlord.

So if you were to recommend 12 other landlords that go on to use our services, your management fee will reduce by 3%.

Management Fee – Standard: 11% + VAT, Premium: 14% + VAT

The services provided ensure your property, and your tenant, are looked after throughout the tenancy.

Collection of rents.
Transferred to the landlord the same day, less our fee
Provision of a monthly property statement.
A financial statement of income and expenses in a format suitable for accountants
Contact point for tenants.
24 hours a day, 7 days a week. We handle any questions or issues your tenants may have
Periodic property inspections.
Twice yearly, we visit your property and provide you with an inspection report
Management of late payments or breaches of contract.
Should your tenant experience financial difficulties we take all necessary actions to ensure payments are received. In rare and extreme circumstances, breaches of tenancy contract may require the termination of a tenancy. We manage this process from end to end on your behalf.
Ensure continuous regulatory compliance.
All safety inspections and certification can be monitored and managed by us for your peace of mind
Maintenance of property.
Any maintenance issues reported or identified by us are investigated and reported to you. Our contractors will quickly attend upon your approval
Tenant Find Fee - £500 + VAT

A smooth and trouble-free tenancy is the result of finding the right tenant for your property. So this is where we focus our efforts. The tenant find process includes all of the following:

Quality photography of your property for marketing.
Advertising on major online platforms.
Screening all enquiries for suitability.
Accompanied viewings.
Tenant selection..
Reference/affordability/credit checking.
Creation of tenancy agreement.
Collection and protection of deposit.
Full photographic inventory.
Tenant move in, familiarisation, and keys handover..

HMO Fees

Management fees for HMOs are slightly higher as the workload involved is significantly greater.

Management Fee – Standard: 13% + VAT, Premium: 16% + VAT

Regular Cleaning - £75 + VAT per month

Our team will clean all communal areas twice monthly. These visits also allow us to test fire alarm systems and keep a close eye on your HMO for any minor maintenance issues not reported by tenants.

Keeping your HMO in good, clean condition makes it easier to attract good tenants and helps to minimise wear and tear.

Oven Cleaning - £79 + VAT

Twice every year your HMO ovens will be professionally cleaned. Ovens become dirty and greasy very quickly through heavy use. Regular cleaning increases the lifespan of ovens and enhances the appeal of your property to renters.

Tenant Find Fee - £300 + VAT

To create a happy and harmonious environment in your HMO, tenant selection is taken very seriously. Suitability criteria now also includes character assessments by our experienced managers.

Also included:

Room cleaning, dressing, and preparation.
